M & S Properties has been in the Tailgating and Special Events business for more than a decade. We offer clean well run facilities with a staff that cares. This will mark our third rehab of buildings in this area and our third tailgating facility with Club Houses. We have the experience and the "know how" on getting this done. 

We offer more that just a place to park. We provide you with a Gameday Experience!

WHAT WE will OFFER for tailgating and special events

Cockpit

That is right ladies, Real Bathrooms with running water! We will have 5 stalls for the women and 5 stations for the men! 

The Club House will have a frig, microwaves, sinks, and commercial ice maker for members. 

8,300 Sq. Feet Club House with AC and Heat. We will have 100 tables and 500 chairs for our members. Just bring your foods and spirits!

Tailgating and Event Facility

We are planning for 45 Premium Parking Sites, 20 Choice Sites, and 70 - 80 Standard Sites.

Premium Sites - $1,000. & up      Choice Sites - $750.  & up     

Standard Sites - $550. and up    

The Cockpit Park is a traditional tailgating facility with over 150 parking sites! The Club House is more that 10,000 Sq. Feet.www.TheCockpitPark.com

My Carolina Haven is located right on Bluff Road. We have over 125 parking site with 40 sites having power and cable.  It offers an Executive Style Tailgating with a fully climate controlled club house with big screen TVs, nice bathrooms, kitchenette with ice maker and more. www.MyCarolinaHaven.com
